MONTVALE, N.J.—After two postponements, the first Montvale Planning Board public hearing on Hornrock Properties’ proposed 185-unit development for a 7-acre lot at 1 Sony Dr.—which sets aside 20 percent of the units per Montvale’s approved affordable housing settlement—will take place Wednesday, Jan. 2 at 7:30 p.m. at Montvale Municipal Building, 12 Mercedes Dr.
Hornrock Properties requests no variances for the proposed 185-unit development, located in the AH-26 affordable housing zone district, notes the hearing’s public notice.
Hornrock proposes building a multifamily inclusionary residential apartment development comprising an approximate 289,365-square-foot, four-story building over podium parking, stormwater management improvements, landscaping, lighting, and other site improvements.
The 185 units include 81 one-bedroom units, 82 two-bedroom units, and 22 three-bredroom units.

Also proposed is a community room, fitness rooms, an interior courtyard with pool, barbecues, patios and lawn space.
It notes the podium parking level contains 171 spaces plus 186 surface parking spots for a total of 357 parking spaces, which complies with borough and state codes.
Hornrock proposes to install one 60-square-foot monument sign fronting Garden State Parkway and one 36-square-foot monument sign fronting the development’s access road, entering from Park Ridge.
The applicant’s proposal for variances related to access road construction will be heard Jan. 15 at 8 p.m. by the Park Ridge Zoning Board of Adjustment.
Montvale’s affordable housing settlement was approved Nov. 14, 2017, and deemed satisfactory through 2025 by a state Superior Court judge Jan. 25, 2018. The settlement allows construction of 615 units of multifamily housing, which includes 106 units of affordable housing.
Hornrock’s plans are available for public inspection from 8:30 a.m. to 4:30 p.m. daily at Montvale Municipal Building’s planning office.
