PARK RIDGE — The borough’s Planning Board is scheduled to hear an application Wednesday, May 13, that would modify part of the already-approved redevelopment at One Sony Drive.
The applicant, Landmark AR Park Ridge LLC, is seeking amended preliminary and final site plan approval related to a single component of the 29.9-acre property, which lies in the AH-4 Affordable Housing Zone and is part of the larger former Sony corporate campus spanning Park Ridge, Montvale, and Woodcliff Lake.
The original plan—approved in January 2023—called for a 448-unit inclusionary multifamily development, including 68 affordable units, along with amenities and site improvements. Among the approved structures was “Building F1,” a three-story apartment building over garage parking.
Under the revised proposal, the applicant would replace that single structure with three separate three-story buildings in roughly the same footprint. Two of the new buildings would contain 27 units each, and a third would contain 32 units, bringing the total for that portion of the site to 86 units. The proposal also includes limited adjustments to parking layout and internal traffic circulation.
No other changes to the overall development plan are proposed, according to the public notice. The applicant may seek variances or other relief as required during the hearing process.
The public hearing will take place at 8 p.m. in Council Chambers at Borough Hall, 53 Park Ave. Application materials are available for review at the Planning and Zoning Office during regular business hours.
As with many large-scale developments in the Pascack Valley, the proposal has drawn early public attention online, with some residents expressing concern about awareness, visual impact, and how neighboring communities will be represented in the process.
The hearing may be continued to a later date without further notice.
Woodcliff Lake Mayor Carlos Rendo posted the notice on May 5 for the benefit of his residents on Clairmont and Somerset and said any resident can attend and voice their opinions.
